Buy to Let - Purchase and Sale

Additional Considerations

Although a buy to let property purchase and sale process is similar to a standard residential purchase or sale, where you intend to let out the property you will require additional advice in relation to compliance with lender requirements, as well as compliance with any burdens in the title deeds. Where you are selling, you will also need to bring the tenancy to an end if it is to be sold without a sitting tenant, or include the tenancy as part of the sale.

Additional Dwelling Supplement

Lender Requirements

Where you intend to put in place a buy to let mortgage, you will also require to comply with the lender’s requirements including registering as a Landlord with the Local Authority and restrictions on who can and cannot be your tenant. The title deeds will also require to be checked to ensure there are no conditions which prevent the property being let.

The Tenancy

Should you require, we can also provide you with advice regarding the tenancy itself, preparing and implementing a tenancy agreement should you require this.
